Santa Rita’s rolling three-month snapshot shows very tight inventory and brisk movement into contract. Only 11 active listings are available, while 11 homes are already pending. Homes are selling quickly, with a median of just 10 days on market.

Contract activity has intensified compared with a year ago, as homes sold are up about 158 percent and pending sales have risen roughly 123 percent on a rolling three-month basis. New listings have also increased around 54 percent year over year, yet supply has thinned to just 0.3 months, much leaner than Salinas overall at 1.4 months of supply.

Prices are adjusting amid this fast pace. The typical home value over the past three months is about $640,000, down slightly from a year ago, and the median list price has fallen more noticeably, suggesting sellers are pricing more cautiously. Even so, nearly half of recent sales closed above list price and the average sale-to-list ratio sits near 97 percent, indicating buyers still pay close to asking when the right home hits the market.
