Northbridge’s rolling three-month numbers show strong price growth compared to a year ago, with typical home values up more than 20 percent. At the same time, active listings are down nearly 30 percent year over year, signaling tighter supply. Homes sold have increased sharply from last year, even as new listings have fallen.

Looking at the latest rolling period through April 2026, the typical home value sits around the low $580,000s, while the median list price is slightly higher in the mid $590,000s. Homes are taking about three weeks to sell on median, a major shift from roughly seven weeks a year earlier.

Inventory in Northbridge is lean, with about 1.5 months of supply and just 10 active listings, similar to the broader Salinas market’s months of supply but at a lower price point than the citywide median.
