San Antonio Heights currently leans toward sellers, with the market gauge at 44 but showing signs of softening. Inventory has expanded to about 6.9 months of supply in this rolling three-month view, up sharply from around 3.5 months a year ago. Homes are also taking longer to sell, with the median days on market rising to 106 compared with 58 days in the same period last year.
Pricing trends tell a mixed story for this foothill community. The typical home value over the latest three-month window is down about 10 percent year over year, yet the median list price is nearly 20 percent higher than a year ago, indicating sellers are still aiming high. At the same time, the share of homes selling above list has edged up slightly to about 14 percent, and the average sale-to-list ratio has improved to roughly 99 percent compared with last year.
Activity levels have cooled noticeably, which helps explain the more balanced feel. Homes sold over the period are down nearly 29 percent from a year ago, and pending sales have fallen by about half, even though new listings have surged almost 88 percent.
