Over the latest rolling three-month period ending in June 2026, Santa Clarita home values have dipped slightly compared with a year ago, with the typical home value down a bit and median list prices also easing. Despite this modest softening in prices, sales activity is only slightly below last year, as homes sold and new listings are both down just a few percent year over year.
In the most recent data, inventory and pace tell a more detailed story. Active listings are in the 1,200-plus range while months of supply is about 3.6, noticeably higher than a year ago when supply sat closer to the mid-2s.
