The typical home value in San Fernando is projected to be $685,000 for the month of October. September’s finalized data reported the typical value of a home in the city to be $690,000—down 12.1% over the previous 12 months. For comparison, county-level data pegged home values at $915,000 in Los Angeles County for the most recent reporting period. That number is expected to float around $918,000 in October.

San Fernando had 5 new listings and 6 listings that went under contract in September, decreasing the area’s total available inventory to 14—down 17.65% from the previous month. Inventory is projected to have further decreased in October.

Of those 14 active listings, 14.29% reduced their price in the month of September. The median listing price for homes in San Fernando grew 43.48% from August to September, bringing the current median listing price to $990,000. Based on projected data for October, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
