Year-over-year, Simi Valley’s rolling three-month home values have edged down slightly, with the typical home value dipping just over 2 percent while median list prices are roughly flat. At the same time, activity has picked up, as homes sold are up nearly 20 percent and pending sales have climbed more than 23 percent compared with a year ago, signaling stronger buyer engagement.
