Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).

Inventory in Solano County has been climbing, with about 1,400 active listings in April and a modest year-over-year dip. New listings are up nearly 8 percent from last year, while homes sold rose about 9 percent over the same period, indicating steady buyer interest. Pending sales, however, are down more than 8 percent year over year, hinting that some buyers may be moving more cautiously as choices expand.

Home values and asking prices have held relatively steady, with the typical home value slightly below last year and the median list price also down just over 1 percent year over year. At the same time, the share of homes selling above list has grown to roughly 39 percent, and the average sale-to-list ratio is just under 100 percent, showing that well-priced homes are still commanding strong offers.

Homes are taking a median of 35 days to go under contract, down notably from earlier in the year, and months of supply sits at 2.8, keeping Solano County in a seller’s market even as California overall shows a bit more inventory at about 3 months of supply. Compared with the state’s higher median sale price, Solano offers relatively more attainable pricing while still seeing solid demand. With these shifting dynamics in supply, demand, and pricing, both buyers and sellers can benefit from an Agent Pronto–recommended real estate agent who understands the local trends and can guide them through their next move.
