Five Points currently leans toward buyers, with a market gauge reading firmly in buyer’s market territory. Inventory is high at nearly 12 months of supply, more than double Denver’s 5.3 months. Homes are also taking longer to sell, with a median of 74 days on the market in this rolling three-month period.
Conditions have shifted over the past year as prices and sales activity have cooled. The typical home value is down more than 25 percent year over year, while the number of homes sold has dropped over 30 percent. At the same time, active listings are up by double digits and new listings have surged more than 30 percent compared with a year ago, giving buyers more options and negotiating power.
