Several trends help explain this seller’s edge. Inventory in March reached 88 homes, up 22.22% from the prior month, yet still down 23.48% from last year, keeping options limited. At the same time, pending sales climbed 27.03% year over year, showing that buyer interest is active even as choices have thinned compared with 2025. Listings are also moving more efficiently month to month, with median days on market dropping 32.63% in March to 64 days, even though that figure is still 64.1% higher than a year ago.
