Year-over-year, East Denver’s home values have pulled back, with the typical home value down about 14.39 percent compared with last year. That contrasts with the broader Denver city trend, where values are down a milder 5.42 percent. Even with that decline, East Denver’s typical home value of about $624,950 still stands above Denver’s $567,500, underscoring its relatively higher price point.

Looking at February 2026, conditions show notable month-to-month movement. The typical home value climbed 7.01 percent from the prior month, while the median list price rose 11.12 percent to around $609,500. Homes are taking longer to sell, with median days on market up 17.39 percent month over month and about 60.4 percent higher than a year ago, reaching 81 days. Inventory increased to 130 homes, up 22.64 percent from the previous month, even as new listings of 150 were down 28.57 percent from last year.
