Nederland’s housing market, viewed over the rolling three-month period ending in September 2026, looks very different from a year ago. Typical home values are up modestly year over year, rising about 3 percent, while the median list price has inched up around 2 percent. At the same time, months of supply has surged more than twelvefold compared with last year, signaling a clear shift toward a buyer’s market.
