Hillcrest’s rolling three-month data through May 2026 shows sharp year-over-year shifts. The typical home value is down significantly from a year ago, while the median list price has fallen at a slower pace. Compared with the wider Washington market, Hillcrest’s home values sit far below the city’s median sale price of about $695,000.
