Homes in Southeast Washington are taking longer to sell in this rolling three-month view, with the median days on market at 55 days, up noticeably from 41 days at the same point last year and down from 87 days earlier this spring. This slower pace compared with last year suggests buyers have more time to evaluate options, even though conditions have recently picked up from winter and early spring.
Prices have eased slightly year over year, with the typical home value down a bit compared with last June. Listing prices are also modestly lower than a year ago, and the share of homes selling above list has inched down to just under a quarter of sales. Even with this, the average sale-to-list ratio is still close to 99 percent, showing sellers are generally achieving near their asking price.
Supply has shifted but still leans toward sellers, with 5.5 months of inventory in Southeast Washington versus 4.9 months across Washington overall. Active listings are up compared with a year ago, while homes sold have also risen, indicating more movement on both sides of the table. Over the past year, sales volumes have grown from 253 to 285 in this rolling window, despite softer prices and longer marketing times.
