Homes in Southeast Washington are taking longer to sell in this rolling three-month view, with the median days on market up to 67 days and about eight percent higher than a year ago. This slower pace contrasts with faster periods seen in 2024 and early 2025, when homes often sold in under two months.
Prices have eased from last year, with the typical home value down around nine percent year over year, while the median list price is essentially flat compared with a year ago. Fewer properties are changing hands, as homes sold have fallen about eleven percent year over year and new listings are down nearly seven percent. At the same time, only about one in five sales close above list price, and the average sale-to-list ratio has slipped to just over 97 percent.
Inventory has grown meaningfully over the past year, with months of supply increasing to 7.6, nearly double its level a year ago and higher than the broader Washington city figure of 6.6 months. Active listings are slightly lower than last year, yet the combination of slower sales and fewer new listings is giving buyers more time and options. While the market gauge still labels conditions as a seller’s market, it shows more balance than in prior years.
