Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026 - Jun 2026).
Homes in Southeast Washington are taking longer to sell in this rolling three-month view, with the median days on market at 55 days, up noticeably from 41 days at the same point last year and down from 87 days earlier this spring. This slower pace compared with last year suggests buyers have more time to evaluate options, even though conditions have recently picked up from winter and early spring.
Prices have eased slightly year over year, with the typical home value down a bit compared with last June. Listing prices are also modestly lower than a year ago, and the share of homes selling above list has inched down to just under a quarter of sales. Even with this, the average sale-to-list ratio is still close to 99 percent, showing sellers are generally achieving near their asking price.
Supply has shifted but still leans toward sellers, with 5.5 months of inventory in Southeast Washington versus 4.9 months across Washington overall. Active listings are up compared with a year ago, while homes sold have also risen, indicating more movement on both sides of the table. Over the past year, sales volumes have grown from 253 to 285 in this rolling window, despite softer prices and longer marketing times. With these mixed signals of slower pace but steady demand, both buyers and sellers can benefit from Agent Pronto’s help in finding an agent who understands the nuances of this market.

Southeast Washington tends to attract buyers who want strong neighborhood identity with quick access to the core of the city. Rowhouses and condos near Eastern Market appeal to those who value a walkable lifestyle, weekend markets, and easy Metro access via Potomac Ave Station. The Entertainment and Sports Arena in Congress Heights adds year-round games and events, while nearby Navy Yard offers dining and waterfront time along the Anacostia River.
For sellers, understanding which buyers are focused on proximity to Capitol Hill jobs, who prioritizes parking, or who values quick access to Nats Park can shape pricing and marketing strategies.
