Alexandria currently leans toward sellers, with the market gauge indicating a seller’s market despite signs of cooling. Months of supply has climbed to 3.5 in this rolling three-month period, more than doubling compared with a year ago. Homes are also taking longer to sell, with median days on market up to 44, an eight percent increase year over year.
Prices show a mixed but generally resilient picture. The typical home value over the latest three-month stretch is about $675,000, only slightly lower than a year ago, while the median list price has risen roughly seven percent year over year. At the same time, the share of homes selling above list price has fallen to about 23 percent, down from roughly 34 percent two years ago, and the average sale-to-list ratio has edged just under 100 percent.
