Alexandria is currently tilted toward sellers, with the market gauge indicating a seller's market. Months of supply sit at 2.4 in this rolling three-month view, which is still relatively lean despite a modest year-over-year increase. Homes are also selling very close to asking, with the average sale-to-list ratio just over 100 percent.

Inventory and sales activity have both grown compared to a year ago. Active listings are up by about 15 percent year over year, giving buyers more options than they had previously. Closings have increased even more, with homes sold rising roughly 18 percent from last year, and new listings are also up nearly 10 percent, signaling more owners are deciding to list.

The typical home value is slightly lower than a year ago, edging down about 4 percent, while the share of homes selling above list has dipped a bit to around one-third of sales. At the same time, homes are taking longer to sell than a year earlier, with median days on market up sharply, yet more than half still go off-market within two weeks.
