About 27.82 percent of recent sales closed above the list price, and the average sale-to-list ratio is very close to full asking at 0.99.
At the same time, buyers are seeing a bit more choice, with inventory up 5.78 percent month over month and 8.93 percent year over year to 366 listings, plus 183 new listings despite a 31.72 percent annual decline. Around 17.49 percent of homes have had a price drop, and median list prices have edged down 1.65 percent month over month to $595,000, even as typical values are projected to rise to $710,000 next month.
