In the latest monthly snapshot for August 2026, the median sale price dropped significantly from July, while list prices also moved lower but not as steeply. Sales volume slowed, with homes sold down sharply month over month and new listings cut in half, yet pending sales held steady, indicating some buyers are still moving forward despite changing conditions.
Inventory now sits at 39 active listings with about 6.5 months of supply, putting Calhoun County slightly above Florida’s overall 5.5 months and aligning with its neutral market gauge. Homes spent a median of 54 days on market in August, a bit longer than July but slightly quicker than a year ago, and only about one in five sales closed above list as the average sale-to-list ratio slipped to just over 91 percent.
