Year over year, Calhoun County shows mixed signals, with typical home values up while listing prices have moved down. The typical home value climbed about 21 percent compared with last May, yet the median list price fell roughly 21 percent over the same period. At the same time, homes sold dropped sharply, down more than 75 percent from a year ago.

Looking at May 2026 on its own, the median sale price sat at $338,485, while the median list price was a lower $236,417. Inventory has grown, with 42 active listings and months of supply up to 18.8, far above Florida’s 5.3 months, pointing to many more options for buyers.

Sales activity has cooled, with only 2 homes sold in May and a large increase in months of supply compared with both last month and last year. Even so, buyer interest is still present, with pending sales up more than 100 percent year over year and homes spending a median of 41 days on the market, less time than earlier this spring. Sellers are pricing more cautiously, as no recent sales closed above list price and the average sale-to-list ratio sits just under 99 percent.
