Year over year, Calhoun County shows mixed signals, with typical home values up while listing prices have moved down. The typical home value climbed about 21 percent compared with last May, yet the median list price fell roughly 21 percent over the same period. At the same time, homes sold dropped sharply, down more than 75 percent from a year ago.

Sellers are pricing more cautiously, as no recent sales closed above list price and the average sale-to-list ratio sits just under 99 percent.
