Year-over-year, Bay County’s home values are slightly higher, with the typical home value up less than 1 percent, while the statewide Florida median has risen a bit more. At the same time, homes are taking much longer to sell than a year ago, with median days on market now at 76, signaling buyers have more time to make decisions.

In the latest May 2026 snapshot, inventory sits around 6.6 months of supply and 3,680 active listings, which aligns with the area’s classification as a buyer’s market. Even so, demand is solid, with 487 homes sold in May, up more than 13 percent from a year earlier, and pending sales nearly 10 percent higher year-over-year.

Pricing dynamics show sellers adjusting while buyers gain leverage, as the median list price has dipped slightly compared with last year and the average sale-to-list ratio sits just under 97 percent. Only about 8 percent of homes are currently selling above list, and roughly 15 percent go off the market within two weeks, underscoring the importance of smart pricing and timing.
