New listings are also lower than last year by roughly 21%, yet pending sales just surged about 50% from the prior three-month period, signaling more contracts getting signed.

Pace of sales has changed notably over time. Homes now take a median of 25 days to go under contract in this rolling three-month view, which is much slower than a year ago but faster than just a month earlier, and months of supply sits at a lean 2.4, consistent with a seller’s market.
