December’s finalized data reported the typical value of a home in the city to be $410,000—down 29.91% over the previous 12 months. Lake Mary had 14 new listings and 10 listings that went under contract in December, increasing the area’s total available inventory to 63—up 1.61% from the previous month. Inventory is projected to have further increased in January.
Of those 63 active listings, 12.7% reduced their price in the month of December. The median listing price for homes in Lake Mary grew 8.52% from November to December, bringing the current median listing price to $584,900. Based on projected data for January, listing prices may continue to grow.
