February’s finalized data reported the typical value of a home in the city to be $987,500—up 37.34% over the previous 12 months. For comparison, county-level data pegged home values at $530,000 in Palm Beach County for the most recent reporting period. That number is expected to float around $528,750 in March.
Highland Beach had 27 new listings and 18 listings that went under contract in February, increasing the area’s total available inventory to 153—up 2.0% from the previous month. Inventory is projected to have further increased in March.
Of those 153 active listings, 28.1% reduced their price in the month of February. The median listing price for homes in Highland Beach fell 16.6% from January to February, bringing the current median listing price to $1,000,000. Based on projected data for March, listing prices may continue to fall.
