Inventory and contract activity in Dixieland are shifting notably in this rolling three-month view through May 2026. Active listings are down about one-fifth from a year ago, while homes sold have also declined by more than 20 percent. Even with fewer closings, months of supply has eased to 3.5, slightly lower than Lakeland overall at 3.8 months.

Prices are adjusting downward as demand and supply rebalance. The typical home value has fallen nearly 20 percent year over year, and the median list price is down about one-quarter over the same period. Despite softer pricing, about 22 percent of recent sales still closed above list, and the average sale-to-list ratio is holding around 95 percent, signaling buyers have some leverage but sellers are not drastically discounting.

Speed of sale and contract flow point to steady interest from buyers. Median days on market have shortened to just over a month, and pending sales are up more than 45 percent from a year ago even though new listings are lower. Compared with the broader Lakeland market, Dixieland’s lower price point and modest supply keep it tilted toward sellers, but with more room for negotiation than in the past.
