November’s finalized data reported the typical value of a home in the city to be $279,900—down 1.79% over the previous 12 months. For comparison, county-level data pegged home values at $312,990 in Polk County for the most recent reporting period. That number is expected to float around $313,540 in December.
Lakeland had 112 new listings and 122 listings that went under contract in November, decreasing the area’s total available inventory to 435—down 10.31% from the previous month. Inventory is projected to have further decreased in December.
Of those 435 active listings, 28.05% reduced their price in the month of November. The median listing price for homes in Lakeland fell 7.35% from October to November, bringing the current median listing price to $293,950. Based on projected data for December, listing prices may continue to fall.
