The typical home value in Lauderdale-by-the-Sea is projected to be $312,500 for the month of December. November’s finalized data reported the typical value of a home in the city to be $420,000—down 36.79% over the previous 12 months. For comparison, county-level data pegged home values at $450,750 in Broward County for the most recent reporting period. That number is expected to float around $448,630 in December.
Lauderdale-by-the-Sea had 38 new listings and 10 listings that went under contract in November, increasing the area’s total available inventory to 175—up 8.02% from the previous month. Inventory is projected to have further increased in December.
Of those 175 active listings, 15.43% reduced their price in the month of November. The median listing price for homes in Lauderdale-by-the-Sea grew 24.29% from October to November, bringing the current median listing price to $739,500. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In November 2025, the median time for a listed property to go pending was 90 days, compared to -5 days in November 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this December.
