Active listings have surged nearly 88% year over year to 3,941, giving buyers far more options than a year ago. At the same time, homes sold are up more than 200% year over year, and pending sales have risen at a similar pace, signaling strong contract flow despite the larger supply.

Prices are responding more gradually to these shifts in supply and demand. Even with those gains, sellers are seeing an average sale-to-list ratio under 94%, and only a small share of homes, just over 5%, are closing above the asking price.

Conditions point to a slower-moving, more negotiable market than in recent years. Median days on market have stretched to 97 days in the latest three-month window, much higher than in 2023, indicating that buyers often have time to compare options and negotiate. Months of supply now sit at 7.3, which leans toward a buyer-friendlier environment even as the broader gauge still labels Fort Lauderdale a seller’s market.
