Buyers are active too, as 519 homes went under contract, pointing to steady movement through the market. With 7.8 months of supply and a neutral market gauge reading of 49, conditions are balanced between buyers and sellers.
Pricing is adjusting as this inventory works through the system, with the typical home value at approximately $580,000, up 18.37% from last year but down 10.94% from the prior month. The median list price also softened month over month by 4.55% to about $619,500, while homes are taking a median of 105 days to sell, almost 18% slower than a year ago.
Many sellers are responding to buyer caution, with nearly 24% of listings seeing a price drop and homes selling at about 94% of list price on average. Only about 6% of properties are closing above asking, and local values remain higher than the Broward County typical value of $457,000. Looking ahead to April 2026, projections show a typical home value of about $544,375, a median list price around $604,750, and inventory easing to roughly 2,440 homes.
