Even with those gains, sellers are seeing an average sale-to-list ratio under 94%, and only a small share of homes, just over 5%, are closing above the asking price.
Conditions point to a slower-moving, more negotiable market than in recent years. Median days on market have stretched to 97 days in the latest three-month window, much higher than in 2023, indicating that buyers often have time to compare options and negotiate. Months of supply now sit at 7.3, which leans toward a buyer-friendlier environment even as the broader gauge still labels Fort Lauderdale a seller’s market.
