Year over year, Oakland’s rolling three-month home values have climbed sharply, with the typical home value up more than 14 percent while median list prices have surged over 60 percent. At the same time, homes are taking less time to sell than a year ago, and the average sale-to-list ratio is holding around 98 percent, signaling buyers are still paying close to asking prices.
In the latest rolling three-month period ending in July 2026, the median sale price sits around $789,000 with a median list price just over $1.03 million. Inventory has grown to about 70 active listings and 4.4 months of supply, more than doubling from a year earlier, which gives buyers a bit more breathing room even as prices trend higher.
Sales activity has cooled compared with last year, with homes sold down about 19 percent and pending sales off roughly 12 percent on a rolling basis, and new listings are also down more than 15 percent year over year. Even so, homes are still going under contract relatively quickly at a median of 18 days on market, and none of the recent sales closed above list price, highlighting a more balanced tone within an overall seller’s market.
