Homes in East Ocala are taking noticeably longer to sell in this rolling three-month view, with the median days on market at 69, far above the quick pace seen a couple of years ago. Even so, time on market has shortened compared with earlier this year, signaling a modest pickup in activity. This slower pace connects to a months-of-supply level of 5.9, which is much higher than in 2023 and indicates buyers have more options and time to decide. Overall conditions still lean toward sellers, but not as strongly as in the past.

Homes here also have slightly more inventory relative to demand than the city overall, which can influence negotiation power and pricing expectations. Only about 9 percent of homes are selling above list price, and the average sale-to-list ratio near 95 percent shows many sellers are accepting modest discounts.
