Inventory in Ocala has expanded over the past year, giving buyers more to choose from. Active listings in this rolling three-month view are up nearly 14 percent year over year, while new listings have risen about 7 percent. At the same time, months of supply has tightened compared with last year, now sitting at 4.6 months, which still leans toward a seller’s advantage.
Contract activity is picking up alongside that growing supply. Homes sold are up about 40 percent from a year ago in this three-month window, and pending sales have climbed more than 12 percent year over year. Buyers are moving somewhat faster than last spring, as the median days on market has shifted from the mid-40s a year ago to the low 60s now, reflecting a calmer but still active pace.
Pricing has been relatively steady, with the typical home value rising roughly 2 percent year over year and the median list price holding nearly flat. Sellers are discounting a bit more than before, as the average sale-to-list ratio sits just under 97 percent and only about 6 percent of homes close above the asking price. Compared with the hotter conditions seen in 2022 and early 2023, today’s numbers point to a more balanced environment where negotiation matters.
