Year over year, Schall Circle’s rolling three-month data shows a sharp rise in home values alongside softer asking prices. The typical home value is up more than 55 percent from a year ago, while the median list price is down roughly a quarter. At the same time, months of supply has more than doubled, signaling a looser balance between buyers and sellers than last year.
In the latest rolling three-month period ending in September 2026, only two homes sold, yet pending sales surged to five, more than quadruple last year’s level.
