The typical home value over this period is down noticeably from a year ago, and the median list price is also lower, declining nearly 5 percent. Even with softer prices, the number of homes sold in this rolling window has fallen compared with last year, pointing to a slower pace of closed deals.

Looking at the latest rolling three-month view ending in May 2026, inventory has expanded, with active listings up by roughly one-third from a year ago. Months of supply has climbed sharply to about 9.6 months, indicating buyers have far more options than they did previously and sellers face more competition when bringing a home to market.

Demand signals are mixed, as pending sales have risen more than 50 percent year over year while the total number of homes sold has dropped. Homes are still taking time to move, with a median of 58 days on market in the current period, though that is an improvement from some longer marketing times seen over the past two years. Even with more supply, about half of recent sales closed above list price, yet the average sale-to-list ratio sits below 90 percent, underscoring the importance of careful pricing and negotiation.
