Inventory measures suggest a looser market than in prior years, with about 310 active listings and roughly 6.8 months of supply, even as the broader gauge still characterizes conditions as a seller’s market.
Homes are taking much longer to sell than a year ago, with the median days on market stretching to about 99 days in the latest period. Only a small share of properties are closing above list price, and the average sale-to-list ratio of about 95% indicates buyers often have room to negotiate. With 90 homes sold during this rolling window and more than 100 new and pending listings, conditions are shifting from the frenzied environment of recent years.
