In St. Petersburg, the rolling three-month view shows a moderate amount of homes available, with just under 3,800 active listings. New listings are down more than 10% from a year ago, yet homes sold are up over 11%, indicating solid buyer demand. Pending sales have also risen more than 9% year over year, keeping contract activity steady even as supply tightens.
Prices are reacting to this balance of demand and lower new supply. The typical home value over the latest three months is up about 15% compared with a year earlier, while the median list price has climbed just over 7% in the same period, suggesting buyers are still willing to pay more than last year but sellers are not pushing prices as aggressively. With months of supply dipping to 3.9 from around 5.7 a year ago, conditions lean toward sellers, although not as intensely as in the past.
Homes are taking a bit longer to go under contract than in 2023, with a current median of 35 days on market and only about 8% selling above list price versus much higher shares a couple of years ago. At the same time, roughly 37% of homes still go off the market within two weeks, showing that well-priced properties move quickly.
