New listings are slightly lower than a year ago, yet sales and pending contracts are both up, signaling steady buyer demand. Months of supply has eased to 4.6, higher than mid-2025 but still supporting the area’s seller’s market label.
Prices are generally pushing higher over the past year, with typical home values rising about 10 percent in this rolling three-month view. At the same time, the median list price is down a bit year over year, suggesting sellers are calibrating asking prices more carefully even as closed prices trend upward. This mix points to buyers negotiating more, while well-priced homes still achieve solid results.
Time on market has lengthened compared with last year, now at a median of 42 days versus much faster selling times in 2023, but quick sales are still possible, with nearly a third of homes going off the market within two weeks. Only about 11 percent of recent sales closed above list price, down sharply from the peaks of 2023, and the average sale-to-list ratio has settled near 96 percent.
