St. Petersburg is moving a steady volume of homes, with 704 new listings and 630 pending sales in March 2026. Inventory sits at 1,903 homes, down about 1 percent from last month and more than 20 percent lower than a year ago. With only 3.4 months of supply, conditions still tilt toward sellers despite more options than in an ultra-tight market.
Pricing is adjusting as buyers and sellers find middle ground. The typical home value is $499,900, up 21.33 percent year over year but down 8.19 percent from the prior month, while the median list price slid 12.5 percent month over month to $525,000.
Homes are taking time to move, spending a median of 52 days on the market, which is shorter than last month but still about 30 percent slower than a year ago. Nearly 39 percent of listings saw a price drop, and homes are selling for about 96.6 percent of asking price, with only around 11 percent closing above list, showing buyers have room to negotiate even in a seller’s market gauge of 30. Compared with Pinellas County’s typical value of $405,000, St. Petersburg remains the pricier option now and in the projections, with values expected around $477,600 next month versus $399,750 in the county.
