Inventory and sales activity in St. Petersburg are both moving at a steady clip in this rolling three‑month view. Active listings are near 3,830, down modestly from a year ago, while homes sold have increased more than 15 percent year over year. Pending sales are also up nearly 10 percent from last year, pointing to solid contract flow even as new listings have slipped.

Pricing has pushed higher over the past year, even with some recent softening. The typical home value is up more than 18 percent year over year and the median list price has climbed about 19 percent, though both measures have dipped slightly compared with the prior three‑month period.

The average sale-to-list ratio, just over 96 percent and up slightly from last year, suggests sellers still command strong prices but with less frequent bidding wars.
