St. Petersburg’s rolling three-month snapshot shows a steady flow of homes hitting and leaving the market. There were about 3,600 active listings, with nearly 1,800 new listings and over 1,500 pending sales, indicating solid buyer activity despite fewer new homes coming on the market year over year. Homes sold increased roughly 10% compared with a year ago, suggesting more buyers are successfully reaching the closing table.
Pricing has been adjusting while demand holds firm. The typical home value over the past three months is up about 9% from a year earlier, even as the median list price has only inched up slightly, hinting that closing prices are doing more of the work than asking prices. Sellers are still receiving strong offers, with the average sale-to-list ratio near 96%, yet only about 9% of homes are selling above list, far below the peaks seen in recent years.
Conditions are gradually easing from the frenzied pace of the past. Months of supply has come down from around five a year ago to just under four, and homes are taking a bit longer to sell, with a median of about five weeks on the market, giving buyers more time to decide. At the same time, more than a third of listings still go under contract within two weeks, highlighting that well-priced homes draw quick attention.
