Year over year, typical home values in Greater Pinellas Point have eased by about 5.14 percent, landing near $415,000 in March 2026. New listings also fell 21.21 percent from last year, with 78 homes hitting the market, while pending sales dropped 18.75 percent to 65. Inventory followed the same pattern, down 12.87 percent annually to 88 homes for sale.
In March, homes spent a median of 54 days on the market, which is 28.57 percent longer than a year ago and slightly slower than the prior month. Even with that extra time, the market is still tilted toward sellers, as shown by a seller’s market gauge of 14 and only about 10 percent of homes closing above their list price.
Pricing has adjusted from earlier highs, with the median list price at $479,900 in March and projected to ease to about $470,350 in April, while the typical home value is expected to dip toward $410,000. Compared with the broader St. Petersburg area, where typical values sit closer to $499,900 and inventory is around 1,903 homes, Greater Pinellas Point offers relatively lower prices and tighter supply.
