New listings, however, have dropped more noticeably over the past year, down more than 16 percent. The typical sale price in Wakulla County is down about 6 percent from a year ago, while the median list price has edged slightly higher than last year, suggesting sellers are testing the market before negotiating. With 4.6 months of supply, the area sits in neutral territory and slightly tighter than Florida overall, where there are 5.3 months of supply.
