Inventory in Wakulla County has been easing, with about 339 active listings in July and a year-over-year decline of nearly 11 percent. New listings also fell more than 21 percent from last year, which means fewer fresh options are hitting the market. Contract activity slowed as homes sold dropped almost 48 percent year over year, and pending sales were down slightly from a year earlier.
Prices have been adjusting alongside this softer sales pace. The typical home value in July was around $279,000, down about 4 percent from a year ago and almost 12 percent from June, while the median list price showed a similar year-over-year dip. Homes are taking longer to sell than last year, with median days on market up roughly 87 percent to 78 days, and only about 13 percent of properties closed above list price.
Supply has expanded meaningfully, with months of supply up more than fourfold from last year to 7.8 months, higher than Florida overall at 5.6 months. Despite this, the area is still classified as a seller’s market, and the average sale-to-list ratio remains close to 98 percent, suggesting sellers are generally pricing near what buyers will pay.
