Inventory in Wakulla County is steady, with about 386 active listings in May and only a slight decline from the prior month. New listings, however, have dropped more noticeably over the past year, down more than 16 percent. Even with fewer fresh listings, contract activity is firm, as pending sales rose more than 11 percent from April and are slightly higher than a year ago.

Homes are taking longer to sell than they did last year, with the median days on market at 75 days and up about a third year over year. Still, closed sales have picked up, climbing roughly 16 percent compared with last May, which indicates that buyers are continuing to move forward despite the slower pace.

The typical sale price in Wakulla County is down about 6 percent from a year ago, while the median list price has edged slightly higher than last year, suggesting sellers are testing the market before negotiating. With 4.6 months of supply, the area sits in neutral territory and slightly tighter than Florida overall, where there are 5.3 months of supply.
