The typical home value has slipped about 6 percent year over year to roughly $234,000, even as the median list price has climbed nearly 16 percent over the same period, suggesting sellers are testing higher asking prices than what buyers are ultimately paying. Only about 11 percent of homes are selling above list, and the average sale-to-list ratio is around 97 percent, so negotiation remains part of most deals.
