Prices are adjusting upward as this tighter inventory meets steady demand. The typical home value has risen about 4.1 percent over the past year to roughly $226,950, and is projected to reach about $232,981 in April while the median list price edges up to $242,400. Even with these increases, values remain well below the Florida average of about $417,100, which can make the county feel relatively affordable to buyers coming from other parts of the state.
Time on market has stretched, with the median listing now taking about 136 days to go under contract, more than doubling over the past year, and about 41 percent of sellers issuing a price drop before a sale. Only about 15 percent of homes are selling above list price, and the average sale-to-list ratio sits just under full price at 0.98, showing buyers still have some room to negotiate.
