Bartow County home prices have edged down over the past year, with the typical home value in August about 6 percent lower than a year ago. Median list prices also slipped around 4 percent year over year, pointing to softer pricing conditions. At the same time, inventory grew, with active listings up more than 13 percent from last August.
Looking at the latest month, August closed with a typical home value of roughly $319,000 and a median list price near $345,000. Homes are taking longer to sell, with the median days on market up to 75, almost 50 percent higher than a year ago, and the share selling above list price has dipped to about 12 percent.
Supply has shifted notably, with months of inventory rising to 6, up more than 130 percent year over year and above the Georgia average of 5.2 months, reinforcing Bartow County’s current buyer’s market label. Even though new listings increased more than 13 percent from last year, both closed sales and pending contracts are down double digits, suggesting buyers are being selective and taking their time. With Georgia’s statewide prices only slightly lower than last year, Bartow County’s steeper price declines may offer relative value within the state.
