Sellers still have an edge, though, with a Seller’s Market gauge of 39, an average sale-to-list ratio just under 98 percent, and about 16 percent of homes closing above asking even as roughly 29 percent of listings see a price drop.
Current conditions show 507 homes on the market, 141 new listings, and 131 pending sales, with a relatively balanced 4.8 months of supply and homes spending a median of 81 days on the market. Looking ahead to March 2026, projections suggest typical values could ease to about $326,755, with median list prices drifting toward $340,050 and inventory ticking down to around 479 homes.
