Kingston’s rolling three-month housing data shows prices easing compared with a year ago while activity is picking up. The typical home value is down about 7% year over year, and the median list price is also lower than a year ago. At the same time, more homes are hitting the market and more are changing hands than in the prior year.

In the latest three-month window through April 2026, buyers are seeing a typical home value around $290,850 and a median list price near $302,504. Months of supply has climbed to about 3.7, with active listings surging more than 230% from a year earlier as new listings have risen over 180%.

Demand has also strengthened, with homes sold up nearly 14% year over year and pending sales jumping by more than 170%, which helps support pricing even as inventory grows. Homes are taking longer to sell, with a median of 103 days on market, but about 20% of sales are still closing above list price and the average sale-to-list ratio is just under 96%.
