Newton County is seeing a moderate number of homes available, with 493 properties on the market and 4.4 months of supply, down about 3% from last month and nearly 12% from a year ago. Contract activity has cooled, as February recorded 123 pending sales and 159 new listings, with new listings down more than 17% year over year and pending sales almost 29% lower.
Pricing is adjusting to these slower flows, with the typical home value at about $305,000, roughly 18% below the Georgia average of $370,000 and down 2.87% from last year. Even so, values ticked up 2.54% from the prior month, while the median list price edged to $345,900 and is projected to reach $347,125 in March.
Homes are taking longer to sell, sitting a median of 91 days on the market, up sharply both month over month and year over year, and nearly 30% of listings have had a price drop.
