Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Aug 2026).

Inventory in Camas County has tightened, with active listings down about half from last year and sitting at just nine homes in August. New listings rose from July but are still running more than 30 percent below a year ago, so fresh options are limited. Contract activity is modest, with only two homes sold and one pending sale in the month.

Pricing has been volatile, and recent data reflects that movement. The typical home value is up sharply year over year, while the median list price has dropped more than a third over the same period and jumped more than 40 percent from July.

Homes are taking much longer to sell, with the median days on market up significantly from last year to 218 days, showing buyers have time to decide. Months of supply has eased to about 4.2 months, higher than the statewide 2.9 months, and the county is classified as a buyer’s market. No homes have sold above list price recently, and sellers are accepting an average of about 95 percent of their asking price. Compared with the broader Idaho market, Camas County offers lower typical values than the state median sale price. Both buyers and sellers can benefit from an experienced local agent, and Agent Pronto can help them connect with the right one.

Learn more about what Camas County has to offer.

Camas County offers residents a welcoming, close-knit community with abundant outdoor recreation, affordable living, and a balanced pace that blends rural charm with practical opportunities.

Camas County stands apart from nearby Blaine and Gooding counties with its wide, open landscape, strong ranching roots, and unhurried pace. Centered on the small community of Fairfield, the county offers quick access to big outdoor experiences while maintaining a close, familiar feel that long‑time residents value and newcomers quickly appreciate.

Winter brings skiers and riders to Soldier Mountain Ski Area, while the rest of the year is defined by quiet roads, expansive skies, and easy access to public land. Families and hunters alike spend time in the Camas Prairie Centennial Marsh Wildlife Management Area, known for its spring wildflowers and birdwatching. Local life often revolves around school and community events through Camas County School District 121 and gatherings at Fairfield City Hall, where residents stay connected and informed.

Though small, the county offers practical amenities, from local dining in Fairfield to nearby services in Twin Falls and Mountain Home. Outdoor enthusiasts appreciate easy day trips to Ketchum and Sun Valley, then returning home to a quieter setting and more room to breathe.

In a market this small, timing and preparation matter. Inventory can be limited and interest in homes, acreages, and recreational properties can move quickly. Agent Pronto can connect both buyers and sellers with a knowledgeable Camas County agent who understands local conditions and can help you plan your next move with confidence.
