Year-over-year shifts in Ketchum are striking, with typical home values down about 43.94 percent even as new listings have climbed roughly 55.56 percent. At the same time, pending sales have surged about 71.43 percent compared with last year, indicating buyers are still stepping in despite lower values.
Looking at March 2026, the typical home value was around $925,000, while the median list price was much higher at about $1,692,500. Homes spent a median of 55 days on the market, up 44.74 percent from a year ago, and about 18 percent of listings saw price drops, pointing to a market where buyers have some room to negotiate.
Current supply conditions show 38 active listings and 14 new listings in March, with 12 pending sales and about 3.5 months of supply, supporting its classification as a seller's market with a gauge of 32.
