April’s finalized data reported the typical value of a home in the county to be $390,000—up 12.23% over the previous 12 months. For comparison, state-level data pegged home values at $473,700 in Idaho for the most recent reporting period. That number is expected to float around $467,950 in May.

Cassia County had 20 new listings and 15 listings that went under contract in April, increasing the area’s total available inventory to 51—up 15.91% from the previous month. Inventory is projected to have further increased in May.

Of those 51 active listings, 21.57% reduced their price in the month of April. The median listing price for homes in Cassia County grew 0.74% from March to April, bringing the current median listing price to $374,750. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
