Year-over-year, Gooding County’s prices have climbed sharply, with the typical home value up more than 80 percent in April 2026 while the median list price is up about 36 percent. At the same time, sales activity has cooled compared with last year, as homes sold are down nearly 74 percent and new listings are lower by about 42 percent.

In the latest monthly snapshot, the typical home value sits around $459,000, while the median list price is closer to $369,000, suggesting sellers and buyers are still working toward alignment. Inventory has thinned slightly from last year, with about 38 active listings and months of supply swelling to 6.3, well above Idaho’s roughly 2.9 months.

Conditions on the ground show a slower pace, with homes taking a median of 95 days to go under contract and none selling above list price in April.
