Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Inventory in Jerome County is expanding, with active listings up more than a third from last year and totaling just over 100 homes in June. New listings are also rising quickly year over year, which is giving buyers more options than they had in 2025. Homes going under contract are up strongly from last year as well, showing that demand is keeping pace with the additional supply.

Pricing is adjusting to these shifts, with the typical home value slightly higher than a year ago, even though the median list price has dipped compared with last June. Month over month, both sale prices and list prices moved down, suggesting sellers are responding to the growing selection of homes by pricing more competitively. Despite that, the average sale-to-list ratio is just under 100 percent, and the share of homes selling above list has ticked up in recent months, indicating buyers still step up for well-priced properties.

Homes are taking about 49 days to sell on average, a notable improvement from earlier in the year when market times were much longer, and months of supply has tightened to a little over three months, consistent with a seller-leaning market. Compared with Idaho overall, Jerome County offers lower typical sale prices and slightly more supply, which may appeal to value-focused buyers. With inventory, pricing, and time on market all shifting at once, both buyers and sellers can benefit from Agent Pronto’s help in finding a local agent who knows how to navigate these trends.

“Heather is the top of the game from what I've seen in other realtors in the years we've been dreaming of a home. She has excellent communication, gets things done on time and correct, has exceptional networking in the real estate community and is a pleasure to work with. Homebuying is stressful especially for first time homebuyers, but she makes it all digestible, easy to understand, and most importantly will be candid about properties rather than telling you what you want to hear. She sets the standard for realtors because she cares about what she does. I will recommend her first to any and all family and friends in my area.”

“My wife and I had the pleasure of working with Dana during the purchase of our home in Twin Falls. Throughout the entire process, Dana demonstrated exceptional professionalism and responsiveness. Whenever any issues arose, she addressed them promptly and effectively, ensuring that everything stayed on track. Dana was also highly proactive in identifying properties that aligned with our preferences, consistently seeking out opportunities that met our needs. On several occasions, we traveled to Twin Falls from out of state, and she was always willing to adjust her schedule to accommodate us, which made a significant difference in our experience. If you are looking to purchase a home in Twin Falls, I would highly recommend Dana. She is dedicated, attentive, and truly committed to her clients.”

“I sold 4 different lots over the last 5 years from out of state. Creta was an essential part of our success . We got the price we wanted and she handled all of the road blocks we encountered and all the clients requests. She is knowledgeable and professional in her dealings with others and we truly appreciate our decision to let Creta handle our listing. I wish I had more land for sale.!!”

“Sydney was the listing agent of the property we were interested in viewing. We had to travel over 11 hours to get to Sandpoint and another offer had come in. Our request was to please let the sellers know that there would likely be an offer coming in, and hoped they would wait for 3 days until we could get there. She relayed that information, and the sellers waited for us. It's sometimes a very hard task to be the listing and selling agent, but Sydney has a skill set that many don't possess and her dual roll in negotiations ended up with the successful contract. Additionally, she helped us by making calls and directed us to proper agencies and professionals to have our questions answered regarding rules and regulations for building a home in the area. Excellent, excellent. Sydney is a jewel!”

“Debbie Taylor was a pleasure to work with. We are moving from out of state, which creates some special concerns. Debbie was always available to answer questions, calm our nerves, and advise us on situations that we had not considered. Debbie went above and beyond by face timing the property, making a floor plan to help us plan our furniture, and guiding us to a list of local professionals that also were extremely helpful, accommodating, and pleasant. She has been very welcoming. I feel like I have a new friend. I would highly recommend Debbie Taylor!”
