Inventory on Chicago’s Far North Side has tightened in this rolling three-month view. Active listings are roughly flat year over year while new listings have dipped slightly, yet homes sold have inched up, pointing to steady demand. With pending sales down a bit but still close to closed sales, the contract pipeline is active even as fewer new properties hit the market.
Prices have responded by moving noticeably higher over the past year. The typical home value is up about 9 percent year over year, a faster climb than the wider Chicago market, and the median list price has risen at a similar pace. At the same time, months of supply has dropped to just over two months and is down sharply from a year ago, reinforcing the area’s seller’s market conditions.
