Contract activity was steady, as 16 properties went under contract, even with new listings down 32.35% from last year. Inventory is projected to edge up to 23 homes in March, which still keeps options limited for buyers.
Pricing is responding to this tight-but-cooling flow of homes. The typical home value is about $410,000, slightly above Chicago’s $390,000, and is expected to tick up to $412,500 next month. Sellers are still achieving strong outcomes, with about 46% of sales closing above list price and an average sale-to-list ratio just over 100%, but median list prices are rising faster month over month than values, up 4.53% to roughly $438,000.
Homes are taking longer to sell overall, sitting a median of 63 days on the market, which is more than 43% higher than a year ago even though days on market slipped slightly from January. At the same time, active inventory is down more than 32% year over year and pending sales have fallen about 30%, signaling a slower pace even in what is still labeled a seller’s market.
