Months of supply has tightened to 2.5 in this rolling three-month view, well below the level that typically signals balance. Homes are also closing very close to asking, with the average sale-to-list ratio just under 100 percent.
Prices have inched higher compared with a year ago, with the typical home value up about 5 percent and the median list price rising at a similar pace. At the same time, inventory has thinned, as active listings are down nearly 10 percent year over year and new listings have dipped slightly. Even with fewer homes coming to market, sales volume has grown, with homes sold up almost 6 percent from a year earlier.

Homes now spend a median of 56 days on the market, a bit faster than a year ago, and roughly 35 percent of recent sales closed above list price, a noticeable increase from last year. Compared with the broader city of Chicago, Central Chicago shows somewhat tighter supply but a smaller annual price gain than the citywide figure.
