Year-over-year, typical home values in The Loop have slipped by about 2.6 percent, landing near $392,000 in February 2026. Inventory is also down roughly 23.6 percent compared with last year, even though overall Chicago values held steady at about $390,000. Buyers are seeing fewer options than a year ago, while sellers are working with slightly lower price expectations.

In the most recent month, conditions shifted upward, with typical values rising about 6.0 percent from January to February. New listings dropped around 32.4 percent year over year, yet there were still 217 homes listed and 256 total homes on the market, signaling more choices than a month ago as inventory climbed about 21.3 percent.

Homes are taking longer to sell, with the median days on market up roughly 11.6 percent year over year to 96 days and about 3.8 percent higher than last month, even as The Loop holds a seller’s market label with a market gauge of 15. Around 30 percent of recent sales closed above list price, and the average sale-to-list ratio sits close to 0.98, showing that final prices are usually just under asking. Looking ahead to March 2026, typical values are projected near $403,000, with the median list price edging toward $455,000 and inventory around 278 homes.
