Year over year, The Loop’s rolling three-month data shows solid price growth and increased activity. Typical home values are up about 11 percent, outpacing the broader Chicago median, which is up about 6 percent. Homes sold have also risen slightly compared with a year ago, while new listings and pending sales are higher, pointing to a busier market.
Looking at the latest rolling period through April 2026, the typical home value sits around $445,000, while the median list price is slightly lower at about $431,000. Inventory has eased a bit from last year, with active listings down a few percent and about five months of supply available, higher than Chicago’s roughly 3.6 months of supply. Despite that added breathing room, homes are moving faster than a year ago, with the median days on market down sharply.
Another sign of strengthening demand is that roughly one-third of recent sales in The Loop closed above list price, a noticeable increase from last year. Sellers are also achieving very close to asking, with the average sale-to-list ratio near 100 percent, and more than a third of homes go off the market within two weeks.
