Magnificent Mile is seeing a relatively lean set of options, with 39 homes on the market in March 2026 and 45 new listings added. Inventory is still down 42.65% from last year, even after an 8.33% month-over-month increase, which helps keep conditions tilted toward sellers. Buyers are also moving, with 31 pending sales, but contract activity is down 26.19% compared with a year ago.
Home values and listing prices are reacting differently to these shifts. The typical home value is now about $475,000, down 33.8% year over year and 38.71% since last month, and it sits below the broader Chicago typical value of roughly $411,050. At the same time, the median list price has climbed to $890,000, up 7.88% month over month, and projections for April point to a slightly higher median list price of about $922,500.
Homes are taking time to sell, but things are speeding up compared with last year. The median time on market is 78.5 days, which is 4.27% faster than last month and 14.67% faster than a year ago, and about 24% of homes are selling above list with an average sale-to-list ratio near 0.97.
