Inventory on the Magnificent Mile has tightened, with only 36 homes on the market and 32 new listings in February 2026. Both inventory and new listings are down sharply from last year, and pending sales have also eased. Homes are still moving, with 33 properties going under contract, suggesting steady but more selective buyer activity.
Homes are taking less time to sell, with the median days on market dropping to 82, down more than 18 percent from the prior month and about 31 percent year over year. Despite faster market times and a seller’s market gauge of 11, buyers are negotiating, as only about 10 percent of recent sales closed above the asking price and the average sale-to-list ratio sits just under 0.96.
Pricing is adjusting as conditions shift, with the typical home value at $775,000 in February and the median list price at $825,000. Values are down month over month and year over year, and projections show the typical home value could trend toward $683,750 with a projected median list price of $812,500 and 33 homes in inventory next month. Even with these declines, Magnificent Mile prices remain well above the broader Chicago typical value of $390,000.
