Year-over-year, Uptown’s rolling three-month home values have climbed solidly, with the typical home value up more than 15 percent and now near the broader Chicago median. Even as prices have risen, homes sold are roughly flat compared with a year ago, signaling steady demand at these higher price levels.

Inventory has tightened over the past year, with active listings down more than 12 percent and months of supply dropping sharply to about half of the citywide level. At the same time, new listings have fallen compared with last year, so buyers are competing over fewer options even though current active listings sit in the low 300s.

In the most recent three-month window ending in May 2026, homes are moving at a moderate pace, taking a median of just over a month to go under contract. Conditions clearly favor sellers, with about 57 percent of sales closing above list price and an average sale-to-list ratio above 104 percent, yet motivated buyers are still closing over 200 sales in the period.
