Evanston’s housing market is seeing more homes come up for sale, with 132 properties on the market and 95 new listings in February 2026. Inventory has climbed nearly 19% from the prior month and is slightly higher than a year ago. At the same time, 72 homes went under contract, which is down more than 16% year over year, signaling softer buyer demand even in a seller-leaning environment.
Pricing is adjusting to these shifting conditions. The typical home value in Evanston is about $432,500, which is just over 1% lower than last year and down more than 7% from the prior month, and it sits above the Cook County typical value of roughly $352,750. List prices, however, are moving the other way, with the median list price jumping over 42% month over month to around $567,500 and projected to reach about $651,750 next month.
Homes are taking longer to sell, with the median days on market up to 65, rising more than 14% since last month and nearly 55% from a year ago. Even so, Evanston is still categorized as a Seller’s Market, with only 2.9 months of supply, about 37% of sales closing above list price, and an average sale-to-list ratio just under 0.99, while only about 11% of listings see a price drop.
