Inventory in Evanston has expanded in this rolling three-month view, with active listings up more than 17 percent year over year to 421. New listings and homes sold are also higher than a year ago, rising about 20 and 22 percent, which points to more movement on both the buy and sell sides. Even with more options, months of supply is down to about 2.9, signaling conditions that still lean toward sellers.

Contract activity is accelerating alongside that inventory growth. Pending sales climbed nearly 36 percent compared with a year earlier, outpacing the gain in new listings. Homes are also moving through the market more quickly, with median days on market down from around 50 days a year ago to 40 days in the latest period.

Pricing is adjusting slightly under this stronger flow of listings and contracts. The typical home value is about $426,780 and the median list price is around $463,331, with both measures down roughly 7 percent year over year. Even so, sellers are still seeing strong demand, as about 42 percent of recent sales closed above list price and the average sale-to-list ratio sits just over 101 percent.
