DuPage County’s housing market has grown notably over the past year. Typical home values are up a little over 9 percent year over year, outpacing the statewide gain of about 7 percent. Active listings have climbed nearly 13 percent from a year ago, giving buyers more options than they had last fall.
In the latest September 2026 snapshot, the typical home value and median list price are both around $443,000, with homes selling very close to asking at an average sale-to-list ratio just under 100 percent. Sales volume is slightly higher than a year ago, with about 900 homes sold this month and new listings up more than 13 percent year over year, though pending sales have dipped modestly compared with last September.
Conditions still lean toward sellers, as indicated by a seller’s market gauge and a relatively lean 2.6 months of supply, even though supply is up nearly 18 percent year over year. Homes sit on the market a median of 50 days, roughly unchanged month to month, and about one-third of sales now close above the list price, down from the more intense bidding seen earlier in the season.
