Homes in Southeast Evanston are moving at a measured pace, spending a median of 45 days on the market in February 2026, which is about 22% faster than the prior month but still 36% slower than a year ago. This balance between quicker recent activity and longer-term slowdown helps set expectations for both timing and negotiation.
Prices are adjusting in different ways across the area. The typical home value is about $370,000, down roughly 8% year over year and 13% month over month, while the median list price has climbed to $529,000, a jump of more than 32% from the previous month. Only about 18% of recent sales closed above the asking price, and homes sold for about 98% of their list price on average. Compared with the broader city of Evanston, where the typical home value is closer to $432,500, Southeast Evanston is trending lower in overall values.
On the supply side, inventory rose to 19 homes in February, up nearly 36% from the prior month, even as it sits about 14% below last year, and new listings also declined almost 29% year over year. Pending sales fell about 27% over the same period, yet conditions still point to a seller’s market, reflected in a market gauge reading of 7. Looking ahead to March, typical home values are projected to ease toward $342,000, while median list prices could rise toward $593,500 and inventory toward 21 homes.
