Inventory in Galesburg has expanded in this rolling three-month view, with active listings up slightly from a year ago and months of supply jumping to 3.5 from around 1.7 last spring. New listings are also higher year over year, rising more than 20 percent, which is giving buyers more options than they had last spring. Demand has cooled relative to last year, with homes sold over the rolling three-month period down about a quarter year over year and the share selling above list price edging slightly lower to around 11 percent. Homes are taking longer to sell compared with last spring, with median days on market up to 48 days, and the average sale-to-list ratio has eased to about 95 percent, signaling more room for negotiation.
